These Terms & Conditions (“Terms”) govern all reservations, stays, and use of any vacation rental property managed by High Point Properties (“we,” “us,” or “the Company”). By booking or occupying any property, the guest (“you,” “your,” or “Guest”) agrees to these Terms in full. If you do not agree, do not book or occupy the property.

1. Reservation & Payment
A reservation is confirmed only after payment is processed. Full payment is required prior to arrival unless otherwise stated. Guest must be at least 25 years old to book and must be present for the duration of the stay. Rates and fees are subject to change until booking is confirmed.

2. Security Deposit & Damages
A security deposit or damage waiver may be required. Guest is financially responsible for any damage, excessive cleaning, missing items, or rule violations. Charges may be applied to the payment method on file. Failure to report damage before checkout may result in additional charges.

3. Cancellation & Refund Policy
Cancellations made more than 30 days before arrival may receive a full refund. Cancellations 15–30 days before arrival receive a 50% refund. Cancellations 14 days or fewer before arrival are non-refundable. No-shows, early departures, and unused nights are non-refundable. Trip insurance is recommended.

4. Check-In & Check-Out
Check-in is 4:00 PM or later. Check-out is 10:00 AM unless otherwise approved. Early check-ins and late check-outs are subject to availability and may incur fees. Unauthorized late check-out may result in additional charges or loss of deposit.

5. Occupancy Limits
Maximum occupancy is stated in the property listing and must not be exceeded. Only registered guests may stay overnight. Violation of occupancy limits may result in immediate eviction without refund.

6. Use of Property
Guest agrees to use the property for residential or vacation purposes only. Commercial photography, events, parties, or gatherings beyond listed occupancy are prohibited unless approved in writing. Illegal activity is strictly forbidden and may result in eviction and legal action.

7. Maintenance, Repairs & Access
Guest must promptly report any issues or maintenance needs. We may enter the property for repairs, emergencies, or maintenance with reasonable notice. No refunds are issued for temporary outages of utilities, internet, cable, or other services outside our control.

8. Liability
Guest assumes all risk of injury, loss, or damage during the stay. High Point Properties is not liable for accidents, injuries, theft, or loss of personal items. Left-behind items may be returned at Guest’s expense.

9. Smoking, Drugs & Illegal Activity
Smoking or vaping is prohibited indoors. Outdoor smoking must be done responsibly. Illegal drugs are forbidden. Evidence of indoor smoking or drug use may result in cleaning fees, charges, or eviction.

10. Pets
Pet policies vary by property. When permitted, a pet fee may apply. Pets must be house-trained and not left unattended unless crated. Guest is responsible for pet cleanup. Unauthorized pets may result in eviction and fees.

11. Compliance With Local Laws
Guest agrees to comply with all federal, state, and local laws, ordinances, and HOA rules when applicable.

12. Termination of Stay
Violation of these Terms may result in immediate removal, loss of payments, and additional charges for damages or violations. High Point Properties reserves the right to refuse service to anyone.
